The property complex: The Urban Planning Programme regards an area located in Rome, behind the Appia Antica Regional Park, between Via di Grotta Perfetta, Via Berto and Via Ballarin, 1.5 km from Via Cristoforo Colombo, 5 km from the Colosseum and 5 km from the GRA ring road. The project involves the construction of a new housing complex in the Municipio VIII (formerly XI) district of the Municipality of Rome, composed of five buildings above ground.

The first four buildings were completed recently, while the fifth is at the finishing stage, and work is in progress on a sixth building.

The properties contain a variable number of apartments, divided between six or seven floors above ground, in addition to the floor that hosts the technical and laundry rooms, and the roof, with photovoltaic panels installed on the surface. The basement below the buildings, accessible from the ramps or the stairs of the properties, will be provided with parking spaces and enclosed garages, as well as cellars.

The works ID is E.07 “Superior-quality residential buildings of various types with construction costs exceeding the market average”, so all the buildings have quality finishes and are in Energy Class A.

Acoustic design: The work involved providing consulting services to the architecture and engineering company DNA2 S.r.l. of the architect Gianluca Vanin, regarding the project and the predictive evaluation of the passive acoustic requirements of the buildings, as well as the calculation of all the decoupling elements designed to isolate the technological systems from the framework of the building to prevent the transmission of vibrations.

The calculation models were made using the Suonus software from Acca Software, which enables the design and predictive evaluation of acoustic insulation, in observance of UNI 12354 (parts 1-2-3) and pursuant to the Prime Ministerial Decree of 5/12/1997. The stratigraphy of all the dividing elements, such as floors and vertical partitions, with their surface and volumetric masses, and the sound absorption capacity of the doors and windows are accurately reproduced in the calculation model and univocally determined in the executive energy project, appropriately implemented where necessary in order to meet legal requirements.
